What are your thoughts on the current housing market condition and how will that affect me when trying to sell my home? What can you offer me that is unique and value-added?

I wish I had a dollar for every time some one has asked me about the current market condition. My last 5 listings that have sold, have gone under contract in less than a month, 2 of which sold one day!! I must say that what has been selling, are homes that are updated and CLEAN! No buyer is going to put an offer on a house that is cluttered and dirty. If your house isn’t updated, the price better reflect it. Also, if it backs to a street or is set lower than the house behind you, it really needs to be unique to get buyer’s to look at.
I currently have a few things in the works to offer my potential sellers. I am currently offering a break on commissions if you purchase another home through me. My website is optimized to be really high on google search. We are in the works of offering an extended warranty on a home. Basically like a car extended warranty. Drywall, plumbing, heating and air conditioning and windows are some of the items that will be covered.
When you list with Century 21, your home is posted to about 60 different websites. MSN, Yahoo, Google, Realtor.com, etc. The exposure is there, it’s getting the buyer to come back to the house is what we specialize in! Thanks again for comments. Let me know if I can be of further assistance.

If you are thinking about listing your home, there are a few things you should know about the market right now….
1. Buyers are looking for homes that are ready to move in! They don’t want to have to fix anything. What you don’t want is a buyer to come into your house and start adding up everything that needs to be fixed!! If you dont want to update your house, you should be prepared to price it accordingly!
2. CLEAN and NEAT. I can’t stress how much this helps. No one wants to look at a messy cluttered house! If buyers are bumping into your furniture, they will start to think it’s too small. Remember this phrase “Less is more”
3.If your house backs to a street or is a lower than the house behind you, it may take a while to sell. I see that most buyers, obviously, would not like to back to a busy street or have their neighbors staring down at them from above!
4. Don’t price your self out of the market!! If you price too high and expect an offer….you will get one. A real low ball offer. It is better to price it right the first time. This avoids having to keep coming down on the price.
5. Put your self in the buyers’ shoes. What would you really think of your house and how it is priced if you were a prespective buyer looking at it.
